Welcome to The Saltwater Shoal – Your Seabrook Village Beach Retreat! Nestled in the charming Beach District of Seabrook Village, The Saltwater Shoal offers a perfect coastal escape. Relax on your many private porches as you watch ships sail by or enjoy stunning sunsets over the water.

The Space

This spacious, family-friendly suite features 10 bedrooms and 10 bathrooms, providing plenty of room for everyone. Across the whole home there are 2 queen beds, 4 full-size beds, 2 twin beds, and 3 bunk beds (two twin-over-twin and one full-over-twin). Each unit has it's own private porch and entrance! Just a short walk—across the bridge—to downtown Hampton Beach, where you’ll find fantastic restaurants, lively entertainment, and the bustling boardwalk. WHAT WE PROVIDE 🛏 Linens & Towels • Full sheet set and comforter for every bed • 1 bath towel and 1 washcloth per guest • 1 beach towel per guest • 3 hand towels 🍳 Kitchen • Essential cookware, bakeware, and utensils for preparing your favorite meals • Drip coffee maker with filters — medium-roast ground coffee provided 🏖 Beach Gear • Beach towel for each guest • Beach chairs, beach umbrella, and beach wagon • Sand toys for the little ones 🧳 PLEASE PLAN TO BRING • Shampoo, conditioner, and body wash • Coffee creamer and sugar • Groceries — food and pantry items are not supplied 📺 TVs are Smart TVs — no cable is provided. Please sign into your own streaming accounts (Netflix, Hulu, Disney+, YouTube TV, etc.) to watch, and remember to sign out before you check out.

The Saltwater Shoal is located in Seabrook Village - Beach District. We are surrounded by ocean. You can pick which beach you go to. Located in a quiet neighborhood, great for bike riding, walks, etc.

House Rules

AGE REQUIREMENT: The primary booker must be 25 years or older and must be staying at the property for the duration of the reservation. Children and families are welcome. Please treat our home like it's your own. Please be courteous to the other folks trying to enjoy their time on the seacoast as much as you. There are five other units in this building. Please try to enjoy your quiet time after 9pm.  Pets: This is not a pet-friendly property. Pets are not permitted. Unauthorized animals will result in a $250 deep-cleaning fee in addition to any damage costs. Service animals are always welcome — just let us know before your stay. Cleanliness: Guests should not leave the apartment in a state that requires excessive or deep cleaning ( dirty dishes, soiled floors.) Cleaning fees set by the host are only meant to cover the cost of standard cleaning between reservations. Trash: Trash pickup is Monday and Thursday. Please make sure your trash is in your designated bin(s) and moved out near the road. Guests should put their trash in designated trash receptacles and be mindful of excessive amounts of trash. Damage: Where guests cause damage that is beyond normal wear and tear, we expect guests to inform the host of the damage as soon as possible and work with the host to find a reasonable solution. Guests are expected to pay a reasonable request for reimbursement if they’re responsible for damage, missing items, or unexpected cleaning costs. Approved Guests: Guests should respect the approved number of guests and should ask their host if they’re unsure about the rules for visitors. Disruptive gatherings are always prohibited. NO PARTIES! Please lock the doors when not home and when you leave after your stay.
